SUMMER RATES

May 15th to September 15th

$225 Double Occupancy $20 per person, per night for extra people. This includes Phil's Awesome Breakfast for your party. *Be advised, Treehouses have limitations and prior approval for extra people is 'Required'. There is a Two Night Minimum from May 15th to October 1st. *See two night minimums below for more information.

TWO-NIGHT MINIMUMS & CLEANING FEES

There are NO cleaning fees at ANY time if you stay two or more nights.

Two Night Minimums run from May 15th to October 1st and the Holidays *listed below. For one nights that become available during the two-night minimum period there is a $40 cleaning fee. If you wish to RESERVE a one-night stay when a two-night minimum is required, there is an $80 Cleaning Fee in addition to our regular rate. From September 15th to October 1st and the Holidays *listed below, the one night Cleaning Fee is $50. Remember, there is NO cleaning fee if you stay two or more nights at any time.

WINTER RATES

September 15th to May 15th

$210 Double Occupancy and $20 per person, per night, for extra people. This includes a Fantastic Breakfast for your party, not to be missed. There is NO Two Night Minimum in the Winter and the longer you stay the less per night you pay! This excludes the Holidays *listed below. Please Note: The Shiitake is winterized from November 1st to March 15th and longer if the weather doesn't allow.

WINTER - LONGER STAY DISCOUNT

From November 1st to May 1st the longer you stay the less you pay. This excludes the Holidays *listed below & Winter Packages for the first night, after the first night the second and third nights would count toward the lower rate. Winter rate of $210 (double occupancy) is $200 per night if you stay two additional nights, $195 per night if you stay three, $190 for four nights, and so forth.

We reserve the right to substitute treehouses for any reason. Prices are subject to change without notice. We also reserve the right to refuse service.

HOLIDAY CALENDAR

Two Night Minimum applies during these dates, so if you want to stay only one night the rate is $260 Double Occupancy and $20 per person for extra people. The longer stay discount is NOT in effect during these time frames.

$225 in September, two night minimum, $40 fee for available one night stay. $80 fee to reserve a one night stay untill *September 15th the Rate goes to $210 and the one night cleaning fee is *$50 until October 1st

All rates shown are double occupancy, extra people are $20 per person per night each, all year long. Remember, there are NO cleaning fees at ANY time if you stay two or more nights.

Deposit and Cancellation Policy Information

Deposits must be received at the time agreed with verbal confirmation (or email confirmation) or your Treehouse(s) will become available. We are not always able to make contact with you, so if you have mailed a deposit, please let us know so we don't double book. There is a Two Night Minimum in the Summer. Deposit of half the total amount or full amount for one night stays required.

Again, be sure to stay in contact with us if there is a delay in making your deposit.

*Minimum Cancellation Fee is $50. If Cancellation is given less than 14 days prior to your date of arrival during the Summer and we are 'unable' to re-book the treehouse, your Deposit will 'not' be refunded. Sorry but there are no exceptions. If we are able to re-book the treehouse, then the minimum cancellation fee of $50 is charged and the remaining deposit will be returned to you.

WINTER *Please see inclement weather exceptions below.

For one night stays the full amount is required as a deposit. Two or more nights, 1/2 of your total is required as a deposit. $50 Cancellation Fee. If cancellation is given less than 7 days prior to arrival, and we are unable to re-book the tree house, 1/2 of your deposit will not be refunded. If it is during Holidays *listed above then the Summer policy is in effect and your deposit will 'not' be refunded. If we are able to re-book the treehouse, the minimum cancellation fee of $50 is charged and the remaining deposit is returned to you.

'*Inclement Weather Exception: Winter and early spring rentals are subject to Inclement Weather conditions, which are defined as 12 or more hours of sub-freezing weather during each 24 hour day. Our tree houses meet our standards for winter rental and will be available however, to be able to offer accommodations during the winter, we must comply with Josephine County's criteria and notify you of this issue in order to maintain our conditional use permit. *More importantly, in the event that 'Weather' prevents you from reaching us, there is no charge to reschedule your stay. If you choose 'not' to reschedule your stay, our minimum cancellation policy stands at $50. There is no penalty for last minute cancellations and/or rescheduling.
